We first met Jim in the beginning of 2018 when he assisted us in the selling of our house in North Denver and the building of our new home in Castle Rock. We looked at many realtors, including family friends, and ultimately chose Jim as our realtor. A decision we are so happy we made. We chose Jim because it was immediately apparent that he is honest, loyal, and truly cares about his clients. Jim not only sold our house quickly, but he also got us $15k over market. Jim is not the type of realtor who will list your house low, which other realtors had suggested we do, in order to make a quick commission. He is extremely knowledgeable about the market and knows when to list and for how much. While selling our home in Denver, we were also building a new house in Castle Rock. Building a house is a stressful endeavor but having Jim by our side to help us through every step of the process eased our nerves and made it a fun experience. He was there to answer every question we had and even offered to join us in the design studio, which is unheard of when it comes to realtors. Jim was an absolute joy to work with in finding my first home. Jim was very patient with me with going into the process of determining what location fit the best (whether downtown denver or castle rock), what size of house, and everything in between. Once everything was determined by me, seeing houses and scheduling the viewing was a piece of cake. Jim Garcia is an incredible agent. I Have friends that are real estate agents and I went with Jim Garcia because he is honest, straight forward and professional. Jim and his team did a great job listing , staging, and selling my house. Jim was able to negotiate a low ball offer into a closing price above asking. Now that is an agent who is working for his client. Real estate is never a smooth process and our deal had plenty of bumps but Jim handled every one with grace and professionalism. There are many agents out there but I feel Jim is the best because he does what he says he will do and always has the clients best interest in mind. A lot of agents will just take the low ball offer and not do anything to really help the client because they need to make a sale and their commission is not much different if the house closes at a lower price. I can not say enough good things about Jim Garcia and his team. I recommend him to everyone.

I am tremendously grateful to Jim and I’m so glad I found him. I researched a lot of Agents in the area and I kept coming back to all of the favorable reviews his previous clients left. Boy, I wasn’t disappointed. I was new to the Colorado real estate market and frankly, I was pretty apprehensive being a buyer in this tight market. If it wasn’t for Jim, I don’t think I would have found my home. He was so patient and answered every single one of my questions without hesitation. Calling Jim Garcia to help sell our home turned out to be the best decision of our transition to Oregon. We knew we were getting a great person on our side, but he surpassed our expectations. Upon his first visit, we were wowed by his great personality and ability to put us at ease. He asked us our goals and time lines and made a plan to get us where we wanted to go based on that information. He left us with a list of tasks to focus upon and prepare our home to show. This is where Jim’s connections started to add value. He recommended an excellent home stager to help us highlight the beauty of our home. Jim knows the Castle Rock area like the back of his hand. His selling price analysis was a precise exercise in which his knowledge of the neighborhood provided insight into our market. He didn’t just shoot out an automated report like other realtors do. We knew that selling a home for the first time would be a stressful experience. And the best way to get through the process is to have a real estate agent you can depend on. We needed a trusted agent who knows contractors that do good work, returns all of your phone calls and has solutions for all of the unexpected challenges that come up during the home sale process. Also, we wanted an agent who would negotiate a fair price and not cave in to the first offer. Jim performed all of these duties admirably and much more. He never stopped working till the buyers signed the docs. We would recommend Jim to anyone who needs an agent but is unsure of who to call.

Jim Garcia is absolutely incredible. I have had 2 horrible and expensive experiences with 2 previous Realtors, so I was afraid to sell and buy again. Fortunately, another lady referred me to him and he has been outstanding. He sold my house on the 2nd offer, at a great price, with no hassle whatsoever. I will be closing on my new place shortly, once again using Jim. He even handled all the details/deadlines while I was in Hawaii for 9 days. He is unequivocally a MASTER at negotiations. Jim Garcia provided his professional Realtor services of my single family home in the Meadows, Castle Rock, Colorado. Selling my first home, his advice, support and guidance exceeded my expectations at every level and should the definition of full service. My first expectation is communication and this is where Jim excelled. Super-fast responses via text message, email or voice, always providing instant updates and guidance throughout the entire process. Documentation and signature requirements were professionally completed easily via email communicating with a secure server for fast approval, moving the process along to the next step. Upon listing the home, the home appeared online for all major Real Estate web sites soon after approvals completed and initial requirements. When my home went live, it was under contract in 2 days with 2 offers. Many sellers reject Veterans with VA financing. Jim encouraged me to accept an offer from a Veteran, displaying deep respect and desire to support them after their service. Home inspection and repair. Jim’s great knowledge of process, management and contractor repair connections provided the conduit to complete the required repairs within the time lines required and adhering the VA financing guidelines. Helpful Guide for Moving to a New House
So, you’re planning a Douglas County Colorado relocation. Congratulations! Hopefully, you’ll have the help of dependable movers. Relocating an entire household can be expensive, but using a reputable moving company will help guarantee that your items won’t get damaged and you won’t hurt your own back! Prior to the move, you should prepare for several phases that will help make your moving day as hassle free as possible.
Phase One: Before the Move
This is the time when you’ll be packing. You might want to hire a moving company to help pack your items, but this can be expensive. It’s best if you can do the bulk of the packing on your own. Check local box businesses to see if they rent containers. That way you’ll be able to avoid spending money on boxes that you’re just going to throw away.
The key word before the move is label, as in label everything. You’ll be in much better shape as you unpack if all the boxes are placed in the right room. You should label a box with Overnight and fill it with a change of clothes, bedding and a toothbrush. For your first night in your new home, this might be the only box you’ll want to open!
Phase Two: Moving Day
When the movers arrive, they’ll present you with a contract providing you with the details of estimates and the work crew. As the crew starts carting off boxes, you might want to do a walk-through with the crew chief to inspect all your big pieces of furniture. That way, if damage occurs, you’ll be protected. Also, leave out some cool drinks for the crew. A little goodwill can go a long way – especially on a hot day.
If you have kids or pets, you might want to consider some form of day care for both. Your focus should be on making sure the move is done correctly.
Phase Three: Closing the House
When the last box has been loaded onto the truck, you should make one last tour of your former home to make sure everything is out. You’ll want to clean the home, which should be easy once it is empty. Just think about how clean you will want your new home to look when you get there! Lock the doors and windows and take a moment to say “good-bye.”
Phase Four: The New House
Because all of your boxes should be labeled, it can help the movers to label the doors in the new house – especially if you have designated boxes labeled as Kids, Office, or Guest Room. Take advantage of your movers by having them to place big furniture pieces exactly where you want them, but don’t go overboard with the rearranging. Try to come up with a furniture plan in advance.
As the furniture arrives, check it for any damage. You won’t be able to make much of a claim after moving day, which is why you have to catch the damage right then and there. Finally, you’ll be asked to sign the mover’s contract. If there is a problem with damage, it should be written on that contract. Good luck!
