Before jumping at either opportunity, however, it’s important to know which will fit your needs better, and choose accordingly.

Condos Versus Townhomes in Castle Pines

Like most other places in the country, in Castle Pines condos and townhomes are often confused. However, the two types of dwelling have some significant differences.

For one thing, while condo dwellers only own the space inside their walls, people who buy townhomes also own – and more importantly, are responsible for – the small strip of yard that usually accompanies a townhome. In a condo, on the other hand, it is the homeowners association (HOA) that provides upkeep services. Only physically, not financially; condo owners still have to pay for those services in the form of HOA dues.

Another difference is that condos are often apartment-style, whereas townhomes are usually one- or two-story homes lined up next to one another. However, condos may also be modeled after townhomes or even as small houses in a compound, but their owners still only control the space inside their homes, and must pay dues to their HOA for communal area upkeep.

Townhome or Condo: Which Works for You?

Each type of dwelling has its own benefits, and which you end up with depends more on your personal preferences than on one being a better deal than the other. When trying to determine which to buy, check out a few examples of each with your realtor. That way, criteria that may not have occurred to you can make themselves apparent. Other questions to ask yourself include:

  • Do I want to live in a single-story dwelling, or are stairs okay?
  • Would I like to have control over my yard, even if it is small?
  • Do I enjoy a communal living feel, where there are lots of people around me when I step outside my door?
  • Do I care about renting my place (which HOA restrictions may prevent)?
  • Am I comfortable agreeing to HOA rules?
  • Is paying maintenance dues a worthwhile tradeoff for not having to maintain my own home?

Thinking through these questions, along with your spouse or realtor, can help clarify your goals and ensure that the home you buy works over the long haul.
